Location - and why ppl like CCR, RCR, nearer to CBD? it is not just about work place. Many government centres, courts, shopping malls, banks etc are all situated there. The closer you are to the CBD means more efficient for you to get things done. Of course CBD area is more commercial and there are lack of schools and other amenities like wet markets for instance.

The thing about west sun or not is a misperception. 1) facing of the unit is measured from the entrance door. You may not be west sun at this point. But all your bedrooms are sun baked most of the time in the day. Good luck to your aircon consumption and electricity bill. 2) West sun also means that your clothes can dry faster 3) West sun does not mean your rooms or the whole unit will be hot if it is windy. There are north and south facing units but there is no ventilation. As the flat is too close to another block of flats (you see more dense built ups in non-matured estate) 4) With technology, there is something called heat film/solar window film. I applied that to all the windows in my HDB flat in toa payoh. it has solved all the heat issues.

Prices of property in sg will keep going up - due to scarcity of land and availability. Government cannot keep building BTO on and on. The limit to BTO expansion is the amount of land in singapore. Baby boomer generation holds a bulk of the flats available in singapore. The property market will be very interesting when this generation starts depleting or dying off and all this legacy HDB property is released back into the market. It will be very difficult to say whether the property prices will retain such value and keep appreciating in that 20 or 30 yrs that follow (that's when the baby boomer generation start dying). There will be swaths of maybe "empty" HDB estates? Do we have a scenario of this happening now? Please look over to Japan for an example.

I am in my early 60s and retired at 53. Lots of people gave me pushback because they had difficulty grasping the concept of not working if you don’t have to. I looked at my life as stages. I earned everything I have now through a lot of hard work, but I owe it to myself to “stop and smell the roses” in my final stage of life. In my case I left the country after I retired and live in Latin America. It allowed me to get away from all the negative things happening in America while appreciating my new environment. I have yet to meet anyone who regrets retirement.

Only buy properties in Singapore then can get rich, the property agent is right, it can preserve wealth and also increase wealth, because our land is scare ......I have been investing since 2000, 2010, 2015 and 2024 and it has rewarded me handsomely because I dare to buy ...... If scared to lose your job, then use the rental to pay for the instalment, nothing to worry...
